Odisea Bali Contractor - Building Services

When you are planning the construction of a new house of villa in Bali you want to find a Contractor that offers an excellent service, that is reliable, with experience in similar projects, and that offers the best budget/quality/timeframe ratio with full consideration of the technical specifications for construction works, materials and installations.

Odisea Bali Contractor’s buildings stand out for their high quality and their luxury finishes, at appropriate market prices and execution timeframes. We are very serious about each project that we accept and we take care of every detail. This, along with our experience, has made us experts in the construction of personalised luxury houses that are adapted to the needs and preferences of our customers.

Our building process is as follows:

Step 1 . Visit the land plot in Bali

Each project starts with a free site visit and consultation at your land plot in Bali. This is an opportunity to discuss your project in detail and for us to make the inspection of the land in Bali.

During our first meeting we learn about your requirements, style, tastes, and aspirations.

This is the starting point for us to capture your vision in order to make sure that we will implement the project accordingly.

Step 2. Bali Villa Design and Cost Estimation

Based on the villa architectural and civil drawings provided by the Client, and after the land inspection and consultation phase, we will be able to prepare the detailed Bill of Quantities and Project Specifications, for quotation of your project and final agreement on the building terms.

We can also prepare High Realistic Color 3D views of your villa project if required, so you may make sure how it will look like.

Step 3. Villa Bali Building Permit (IMB)

Ijin Mendirikan Bangunan (IMB) which means “Permit to Establish a Building” is known as the “Building Permit” in Indonesia.

The Building Permit is a requirement for the construction of a new Villa in Bali and it defines (through a pile of associated documents) the specification of the building and the purpose the building can be used for.

Although it is ultimately the Client’s responsibility to ensure that permits were properly obtained prior to starting the work, we can provide our support in the process to apply for IMB-Building Permit and also for “Pondok Wisata” (if required).

Step 4. Bali Villa Construction

Once building terms are agreed and the construction contract is signed, the villa building process can start.

Our own team will ensure a daily supervision of the works, and we will submit to the Client the Work Progress Report prior to making corresponding progress payment.

These are very important aspects to consider during the construction of the Villa:

  • Quality Control Procedures and Standards
  • Technical Specifications for Construction Materials and Works
  • Works Time Schedule/Planning of the Works
  • Health and Safety Policy
  • Environmental and Social Management Plan
